Sea wind, cracked render and guesthouses turned into flats: the causes of damp in Blackpool homes and how to get repairs done.
Including Bispham, Layton, Marton, South Shore, Anchorsholme and Squires Gate
Who puts damp right depends on whether you rent or own. Choose your situation.
Your landlord has to fix damp caused by disrepair, such as leaks, broken gutters or failed pointing. Since 1 May 2026 the Renters' Rights Act has ended no-fault evictions, so asking for a repair shouldn't put your home at risk.
Tell your landlord or agent about the damp, both in person and in writing, and keep copies of everything you send.
If they don't reply within 28 days, write again and give them 14 days to fix it.
If the work still isn't done, report it to Blackpool Council. It aims to contact you within 10 working days to arrange an inspection.
Who to contact
Have your landlord's details and copies of your letters ready.
Damp in a home you own is yours to sort out, so the first job is finding the real cause. A treatment sold before anyone has found the cause is often money wasted.
Check the simple things first: gutters and downpipes, ground levels against the walls, blocked airbricks, and whether rooms get enough heat and air.
If the cause still isn't clear, get an independent damp survey before paying for any treatment. Damp proofing a wall that has a leak or condensation problem won't fix it.
If heating costs are part of the problem, check what help you could get with insulation and heating.

Close to one household in three in Blackpool rents from a private landlord, far more than across England as a whole. Many rented flats are in tall Victorian and Edwardian houses that were once guesthouses, divided up with new bathrooms and kitchens squeezed into rooms that were never designed for them.
Those conversions often have bathrooms with no window and small kitchens, so steam has nowhere to go. A bathroom extractor fan that doesn't clear steam is a frequent cause of mould in Blackpool flats, and a fault that the landlord should fix.
Wind off the Irish Sea drives rain hard against the west-facing fronts of the town. Rendered fronts crack, bay windows leak at the joints, and parapets and flat roofs let water in. A damp patch that grows after a stormy spell points to rain getting in rather than condensation. Sea air doesn't cause damp by itself, but exposure does.
Look at the outside of the wall behind the damp: cracked render, open joints around bay windows, and blocked gutters on the front. Then check that bathroom and kitchen fans work and run long enough.

Look out for: Condensation in cold bedrooms and lofts, and damp from blocked airbricks.

Not on its own. What matters is exposure: wind-driven rain hitting render, windows and roofs. A well kept house by the sea can be perfectly dry. Damp that gets worse after storms is a repair problem, not a fact of seaside life.
A bathroom without a window needs a working extractor fan, and in a rented flat that is the landlord's job. If the fan doesn't clear steam within a few minutes, report it in writing.

I rent from the council or a housing association
If you rent from the council or a housing association, your landlord has to deal with damp and mould, and the law now sets deadlines for it.
Report the damp or mould to Blackpool Coastal Housing, which manages the council's homes, or your own housing association and ask for a reference number. Photos help.
Under Awaab's Law your landlord must look into significant damp and mould within 10 working days, and start any safety work within 5 working days after that. Emergency hazards are faster.
If it isn't put right, use your landlord's complaints process. If that doesn't work, you can go to the Housing Ombudsman.
