Timber & Rot Inspection

Investigation of damp-related timber decay, including visible signs of wet rot, dry rot and moisture affecting timber.

Timber decay starts with a moisture problem. Our inspection focuses on accessible evidence of wet rot, suspected dry rot and moisture-affected timber, alongside the conditions that may have allowed it to develop.

The aim is to understand the source and likely extent before deciding on treatment or repair. Timber hidden below floors, behind linings or within walls can require further opening-up to establish the full picture.

When this service may help

  • Soft, distorted or deteriorating timber
  • Musty odours or fungal indicators
  • Concern about floorboards, joists, skirtings or roof timbers
  • Visible dampness, leaks or poor under-floor ventilation near timber
  • A previous survey suggesting timber risk

What we look at / do

  • Accessible floor timbers, floorboards and joists
  • Roof timbers, skirtings, joinery and other visible timber
  • Visible decay, distortion and fungal indicators
  • Surrounding dampness, likely leaks, water ingress and ventilation
  • The accessible extent of affected material

How the service works

  1. 1

    Understand the concern

We review the history and location of the suspected decay.

  2. 2

    Inspect accessible timber

We look for visible indicators and assess moisture in context.

  3. 3

    Trace the moisture conditions

We consider leaks, water entry, ventilation and surrounding dampness.

  4. 4

    Recommend proportionate action

We explain whether drying, repair, further opening-up or other specialist input is sensible.

Important to know

This is an accessible, non-destructive inspection unless agreed otherwise. Concealed timber can limit certainty; suspected dry rot or hidden decay may require opening-up. We do not provide structural-engineering advice, and where structural adequacy is uncertain we recommend the appropriate specialist input.

What happens next

Tell us where you have noticed the problem and any known history of leaks or damp. We will help you decide whether an inspection is the right next step.

Common questions

They are different forms of timber decay, but both require moisture conditions to be understood and controlled. The visible evidence and context guide the next step.

Where there is safe, agreed access. If timber is concealed, we explain the limitation and any need for further investigation.

Not routinely. It may be recommended if visible evidence cannot establish the extent of a concealed issue.
